City Council To Consider No-Fault Eviction Moratorium At April 4th Meeting

There’s no denying that landlords in San Diego have struggled over the last 24 months due to COVID-19 related lockdowns and eviction moratoriums.


Sadly, the battle isn’t over for landlords, as the City of San Diego is set to consider a no-fault eviction moratorium at its upcoming April 4th meeting.


How Will This No-Fault Eviction Moratorium Work?


Proposed by Council President, Sean Elo-Rivera, a no-fault eviction moratorium would mean that landlords won’t have the ability to file a no-fault eviction for any reason, until 60 days after the end of the official end to the COVID-19 state of emergency in California.


Since COVID-19 continues to be an active pandemic, it’s unlikely that the state of emergency will be lifted anytime soon. This means landlords in San Diego will continue to struggle with staying afloat financially while they have tenants that can’t be evicted.


How Tenants And Landlords Are Both Affected


Housing advocates are naturally concerned about the rental market in San Diego as rents have increased in the last 12 months.


With San Diego rapidly becoming unaffordable for most renters, there’s a general concern that homelessness will explode if more people are evicted and unable to afford the average rent in San Diego.


Even though the focus has consistently been on renters over the last 24 months, the reality is that landlords have also been severely affected by the pandemic as well.


With inflation at a 40 year high, many landlords in the San Diego area continue to struggle to stay afloat and without being able to pass along their rising costs to renters, we may see some landlords sell their properties and this would mean fewer rentals on the market.
