If you’re currently managing your rental properties yourself, you’ve heard all the reasons before why you should hire a property manager including how we save you time, money, and the hassle of managing your rental properties yourself.
Yes, passive income is a goal that every landlord should have but although the income from a rental property is great, one of the most important reasons why an owner should hire a property manager is because that manager could ultimately save the owner's life as well.
Arizona Landlord Murdered by Tenant
Sadly, an Arizona landlord was recently murdered by his tenant after a dispute over unpaid rent.
The landlord was house hacking and had the tenant living on his property, this made the situation even more precarious because both men had a previous violent altercation this year before the tenant ultimately murdered his landlord.
The landlord’s family reported him missing on August 31st and the only reason why the tenant was caught was that he was arrested on other charges.
Once in custody, Police learned that the tenant was attempting to take ownership of the landlord’s home and he was also found to be in possession of the landlord’s vehicle at the time of the arrest as well.
Could Have Been Prevented
Property managers are the first line of defense for landlords because, with our screening tools, we screen and place the “most qualified tenants”, saving owners the trouble of doing that themselves.
When disputes arise, a property manager is also an asset to the landlord because, instead of contacting the landlord directly, the tenant contacts the property management company, keeping the landlord out of the picture, and saving them from potentially having an altercation with their tenant.
Not every landlord is going to have a violent altercation with their tenant, but the good news is that should altercations occur, a property manager possesses the training and protocol to de-escalate tensions while ensuring that the property continues to earn ROI for their owner client.
