During the months that a tenant is renting a property, they may need to break their lease and move out early.


Even though this is not uncommon, the reality is that there is a process that tenants should follow so that they can avoid ending up in court and their early move out is a win-win for both the tenant and the landlord.


Tip 1 – Be Honest With The Landlord


The first thing tenants must do when they want to move out early is, to be honest with their landlords.


This is essential because it will help both the landlord and tenant to move forward quickly with their next step instead of wasting time.


In most cases, a landlord will have options available for their tenants, including an early termination fee, (which usually equals 1-2 months rent) so that the tenant can pay the fee and move on.


Tip #2 – Find Tenants Who Are Willing To Take Over The Lease


If the landlord doesn’t offer the tenant options for breaking their lease, the tenant must move forward with finding a replacement tenant who would be willing to take over their lease.


One of the best ways tenants can find replacement tenants is by listing their property online because this will expose their property to a large pool of prospective tenants.


After finding a qualified replacement tenant, that person should be presented to the landlord because in most cases the court will not allow a landlord to turn down equal to, or better, rental applicants.


Tip #3 – Keep Paying Your Rent Until You Can Break Your Lease


Most important of all, tenants must continue paying their rent until they can break their lease and a replacement tenant is chosen for the property.


Tenants should also keep the property in good condition as well because this will minimize security deposit deductions and they should also stay in constant communication with the landlord until they are moved out.


The landlord’s goal is to avoid vacancy, so if tenants use one of the tips in this article, they can do their part to ensure that the property is rented and avoid paying double rent.
