The most important thing to keep in mind when it comes to installing an EV port is that it must be done by a licensed and bonded professional, (no DIY projects).
Tenant Will Be Responsible For Covering Install Costs
Before installing the EV port on your property, the details of the EV port must be in writing and signed by you and your tenant. The documentation must include:
· Your tenant will be responsible for paying the deposit and install costs
· The location where the port is installed must be detailed
· Tenant will be responsible for paying for repairs to the EV system
· Damages caused by the EV system will be paid by the tenant
Note – If your rental property is part of an HOA, your tenant must check with the HOA first, before having the EV port installed.
In most cases, EV ports can easily be installed at single-family rentals, and most multifamily properties, if the multifamily property has a garage. Exterior placement at a multifamily rental often doesn’t work out, especially if wires have to be run across common areas.
Be Specific About Care And Ownership Of The EV Port
Besides having specific documentation which shows that the tenant will be responsible for the installation costs of the EV port, you should also make it clear that the EV port will stay on your property after the tenant moves out.
If the tenant is insistent on taking the EV port with them after they move out, your agreement with them should also include language which specifies that the property must be returned in its ‘original condition’ after the EV port is removed.
